1. General

Although every effort has been made to ensure the accuracy
of our information, we cannot accept responsibility for any
errors or omissions, and reserve the right to vary, amend,
supplement or cancel any of the information or offers at any
time.

These terms and conditions apply to all guests of the hotel
using whatsoever service or facility

The hotel’s name, telephone number, facsimile number,
email address, logo or website address must not be used in
any advertising or publicity without the express prior written
consent of the hotel’s manager.
2. Website information
1. The Hotel cannot accept responsibility for
any errors or omissions and reserves the right to cancel,
amend or vary the details featured in this website without
notice. The information contained in this website is provided
in good faith. The use of any information from this
2. website is entirely at the risk of the user. The Hotel
will not be liable for any costs, losses, expenses or damages
(whether direct or indirect, special, economic or financial)
that may be incurred through the use of any information contained
in this website or in any other website linked to this website.
3. Prices
1. All published rates include VAT or local
service charges at the current rate.
2. The Hotel reserves the right to alter prices for any reason
up to the date of booking or up to 12 weeks prior to arrival,
whichever is the later. After such dates, prices may only
be altered to reflect a change in the rate of VAT or local
service charge and taxes or for any other reason outside of
the control of the Hotel, in which case the changes will be
notified to the Client. In the latter event, the Client may
cancel the booking without cost.
3. The hotel reserves the right to amend prices, if deemed
necessary, for bookings taken in advance of three months.
However, we will inform our customers if this should arise
4. Availability
1. All rooms and rates offered by the Hotel
are subject to availability and the discretion of the Hotel
manager. Limited numbers of suitable rooms may be allocated
to individual rates, packages or promotions and, when these
allocations are taken up, remaining available rooms may be
offered to the Client at a higher price
5. Bookings
1. Guests may book in advance or on arrival.
Rooms are subject to availability and the Hotel reserves the
right to refuse any booking for good reason
2. Bookings must be guaranteed by a major credit or debit
card, by payment of a deposit or by agreement in writing with
a company, travel agent or hotel booking agency. At the discretion
of the Hotel, or for some packages, full pre-payment may be
required. At least 3 working days are required to process
credit and debit card payments and 5 working days to process
cheque payments
3. Bookings will not be honoured unless such details are provided.
Credit/debit cards must be valid on or beyond your booking
date.
6. Check-in and Check-out Times
1. Guests may check-in at any time from 3.00
p.m. on day of arrival. If a guest has not checked-in by 7.00
p.m., the Hotel is entitled to re-let the room unless the
guest has notified the Hotel that he/she will be arriving
late. Should a guest require a check-in time after 11 p.m.
the hotel must be notified before 12 noon on the day of arrival
and an additional charge may be incurred at the discretion
of the management
2. There may be occasions, at times of high demand, when our
Clients can check in and use all the hotel facilities, but
the bedroom is still being prepared. The hotel may offer early
check in, however this cannot be guaranteed.
3. Bedrooms are to be vacated by 11.00am on the day of departure.
Failure to vacate on time will result in a charge of £10.00
per hour or part thereof, being made. Bedrooms booked must
be cancelled by 12.00 noon the day prior to arrival. Failure
to comply will result in a 100% charge for the first night
of payment
7. Payment
1. Settlement of the bill in full, less any
advance payments must be made prior to departure from the
Hotel. Upon arrival the Hotel reserves the right to request
preauthorization of the Client's credit or debit card or where
payment is to be by cash, request the Client to place cash
up to an amount of 1.5 times the room rate multiplied by the
number of nights booked.
8. Cancellation
1. All cancellations must be made in accordance
with our cancellation terms.
2. Reservations can be cancelled 24 hours prior to arrival.
In the event of non-arrival or cancellation within 24 hours
of the time of arrival, any deposit paid is non-refundable
and the agreed rate of the first night's stay will be charged.
Normal terms of payment apply to these charges. For this purpose
the Hotel reserves the right to set-off the amount payable
for such cancellation against the Client's credit card without
prior notice or approval of the Client, where applicable.
3. Whilst every effort is made to fulfill any particular requests
which you may have in relation to your stay with us, we cannot
unfortunately guarantee that we will be able to meet any particular
requests which you may make and our failure in this regard
will not constitute a breach of contract.
In the unlikely event that we have to change or cancel your
reservation, we reserve the right to do so.
4. Where the booking permits, any change to the arrival date,
departure date or room type of the reservation is subject
to the hotel's availability at the time the change is requested
and may result in a possible rate change
9. Right of refusal
1. The Hotel reserves the right to refuse a
guest entry and accommodation if, on arrival, management reasonably
considers that the guest is under the influence of drink or
drugs, is unsuitably dressed or is behaving in a threatening,
abusive or otherwise unacceptable manner
10. Disturbance
1. The Hotel reserves the right to judge acceptable
levels of noise or behavior of clients, guests or representatives,
who must take all steps for corrective action as requested
by the Hotel. In the event of failure to comply with management
requests, the Hotel may terminate the booking or stop any
event immediately without being liable for any refund or compensation.
11. Hotel
Rules
Guests shall comply with all reasonable rules
and procedures in effect at the Hotel, including but not limited
to health and safety and security procedures and statutory
requirements as to registration
be brought into the Hotel or Hotel grounds by Clients, their
guests or representatives for consumption or sale on the premises
without the express written consent of the Hotel and for which
a charge may be made by the Hotel.
The hotel operates a no pet policy. Only guide
dogs shall be allowed
Children under the age of 14 must be supervised by an adult
guest at all times
12. Loss
and liability
1. Guests must report any loss of or damage
to their property immediately on discovery to an appropriate
staff member, and shall make themselves available to assist
with any reports made by the Hotel to the police
2. Guests shall not enter areas of the Hotel which are indicated
as private. The Hotel shall not be responsible for death,
personal injury or loss or damage to property suffered by
a guest in such areas
3. The Hotel shall not be liable to a guest for any loss or
damage to property caused by the misconduct or negligence
of a guest or an Act of God, or where the guest remains in
exclusive charge of the property concerned
4. The Hotel shall not be liable for any failure or delay
in performing any of its obligations under this Agreement
if the failure or delay was due to any cause beyond its reasonable
control, including (without limitation) war or threat of war,
civil or political action or disturbance, riot, natural disaster,
fire, epidemic, bad weather, terrorist activity (threatened
or actual), military activity, governmental or regulatory
action, industrial dispute, act of God, failure of power or
machinery, failure of or interruption in externally provided
services and utilities, and all similar events outside the
Hotel’s control
5. Whilst all reasonable efforts have been taken by the Hotel
to ensure that bookings made under this Agreement are able
to proceed, the Hotel reserves the right to relocate any booking
to another hotel of similar size and standard in the locality.
The Client acknowledges that the Hotel accepts no liability
for any loss or damage suffered by or caused to the Client
in consequence of the relocation of the Client
6. The Hotel is not liable for any loss or damage caused to
a guest's vehicle, unless caused by the Hotel's wilful misconduct
Guests will be liable for any loss, damage or personal injury
they may cause at the Hotel
7. The hotel operates a no smoking policy. Guests failing
to comply will incur a minimum charge of £50 to allow
a deep clean of the room to remove the odour. The hotel reserves
the right to automatically apply this charge to the credit/debit
card provided. Designated smoking areas have been allocated
within the hotel grounds - please enquire upon check in. We
appreciate your co-operation with this No Smoking Policy

free for residents use.
